Job Title: Small Capital Project Manager

Reports to: CFO/CAO

FLSA Status: Exempt

Job Status:Full-time

Job Purpose: Responsible for small capital, non-capital, deferred maintenance, special repair and departmental projects. Manages the planning and oversight of capital projects

including the oversight of outside contractors and architects who may be engaged for renovations or capital projects. Seeks effective and efficient ways to meet facility and exhibit demands in light of guest activity, events and animal requirements. Provides timely and complete reporting regarding project issues and status across departments.

JOB FACTORS:

  • Works with Zoo Leaders, contractors and project owners from project planning through project completion and turnover.

  • Responsible for the preparation of technical, bidding and contractual documents, establishes project budgets and costs and negotiates contracts and change orders.

  • Participates in qualifying and selecting project consultants and contractors.

  • Assures that projects are completed within allotted schedule and budget, project deliverables and as built documentation are submitted timely/accurately, and in accordance with Zoo Atlanta policies and practices.

  • Facilitates and/or coordinates design and construction efforts, communication, decision making and problem solving between project owners, Facilities Management, CFO/CAO, construction team, architects, designers and other project stakeholders.

  • Conducts post-project evaluations.

  • Provides support to department leadership in the development and implementation of departmental guidelines, policies, procedures, programs and services related to planning and managing the physical development of the campus.

  • Provides technical expertise to facilities team and works with Maintenance Manager to oversee daily and preventive maintenance

  • Performs related responsibilities as required.


QUALIFICATIONS:

  • Knowledge:

  • Relies on experience and judgment to plan and accomplish goals.

  • Thorough knowledge of all construction trades as well as maintenance programs to include maintenance of HVAC equipment and fleet maintenance.

  • Working knowledge of Microsoft Office.

  • Working knowledge of maintenance/work order software

  • At least 3 years managing a campus environment - multi-acre, multi-building sites’ facilities and construction program.

  • Experience preparing RFP’s, assessing competitive bids and qualifications, MWBE participation and LEED certification required.

  • Special skills and abilities:

  • May be a licensed building contractor or other trade.

  • Zoo Atlanta is open to the public 363 days out of the year, therefore, all positions at Zoo Atlanta may require employees to work some weekends, holidays and evenings.

  • Proven effective communicator

  • Exhibits and has demonstrated excellent judgment

  • Proven ability to manage multiple concurrent projects

    Education:

    Bachelor’s degree in engineering, business or other related discipline or equivalent experience.

  • Certificates/Licenses/Registrations: Certified Facilities Manager or Construction Management Certification, LEED AP are a plus but are not required

  • Driving Requirements: Must have a valid Georgia Driver’s License.

    PHYSICAL DEMANDS:

  • Must be able to lift 50+ lbs on a daily basis, walking standing and bending is required of this position on a daily basis, etc.

  • WORK ENVIRONMENT:

  • Employee is expected to work outside 50% of the time, must be comfortable working in cold and hot weather conditions.
